Our standard check-in time is at or after 3 pm, allowing sufficient time for our staff to prepare the villa for your arrival. Check-out time is at or before 11 am to accommodate the necessary cleaning and preparations for our next guests.

Option 1: Van & Driver Service

Perfect for groups seeking a stress-free, flexible travel solution, our Van & Driver service offers convenience and affordability, giving you the freedom to explore at your own pace:

Passenger Van with Driver: Enjoy a spacious 15-seater van with a professional driver and one full tank of gas for $300 per day. This comfortably accommodates 8-10 people with luggage.

Option 2: Round-Trip Airport Transfers

If you’re just looking for airport transfers, we’ve got you covered:

  • From Sangster International Airport (Montego Bay) to the villa: $300 for up to 8 people with luggage.
  • From Norman Manley International Airport (Kingston) to the villa: $800 for up to 8-10 people with luggage (including highway tolls).
 

Additional Service

  • Vans with handicap lifts are available for guests with special needs.
  • Handicap-accessible airport transfers can be arranged.

No. Unfortunately, unexpected events do occur; therefore, we recommend that you cover your investment from unforeseen circumstances that may arise prior to your trip apart from Force Majeure. There will be no refunds granted for late arrivals or premature departures. Be advised that Villa Deluxe paradise makes no claim regarding any insurer’s service or coverage.
Yes. The villa comes with a staff of three; a Chef, housekeeper and butler/gardener. Occasionally we provide additional staff members including butlers, nannies*, and villa managers/concierges. Please note: Our staff has a designated area on the premises so that they will be available whenever required.

Here are the rates in US dollars per night:

High Season (January 6 – April 14, 2023):

  • 3 Bedroom: $1,100.00
  • 4 Bedroom: $1,300.00
 

Low Season (April 15 – December 18, 2023):

  • 3 Bedroom: $1,000.00

Christmas (December 19 – December 26, 2023):

At Villa Deluxe Paradise, we offer a convenient 3-installment payment plan for all our guests. To secure your reservation, a 25% deposit is required for both Low and High Season bookings. Your second payment of 50% is due 30 days before arrival, with the final payment due 14 days prior to your stay. We also provide other easy payment options through our website, Zelle, and bank transfers. Please note, the deposit is non-refundable if a cancellation occurs within 60 days of your scheduled arrival. To ensure your reservation is confirmed, it’s important to make the final payment by the due date. If you have any questions or need help with the payment process, don’t hesitate to reach out! We’re here to make your booking as smooth as possible.”

Cancellations made within 60 days prior to the scheduled occupancy are not eligible for refunds. However, for cancellations made 61 or more days prior to the scheduled occupancy, we will refund all deposits, with a 20% cancellation fee deducted.

During Holiday periods, such as Christmas & New Years, cancellations made within 120 days prior to the scheduled occupancy do not qualify for refunds. Nevertheless, for cancellations made 121 or more days prior to the scheduled occupancy, we will refund all deposits, less a 30% cancellation fee.

For Holiday periods like Easter & Thanksgiving, cancellations made within 90 days prior to the scheduled occupancy do not qualify for refunds. However, for cancellations made 91 or more days prior to the scheduled occupancy, we will refund all deposits, with a 30% cancellation fee deducted.

In the case of reservation change requests, we will make every effort to accommodate your request. However, please note that we cannot guarantee that such requests will be met.

As our valued guests, you’ll enjoy unlimited complimentary access to Puerto Seco Beach Park, known as one of Jamaica’s finest white-sand beaches. We also offer free transportation to the beach, so you can make the most of your stay. It’s the perfect spot for families and friends to unwind and have fun together.

Villa Deluxe Vacation Homes requires a minimum stay of 3 nights year-round. Shorter stays may be available upon request. During the Christmas/New Year’s holiday period, the minimum stay is 7 nights or one week.
Yes, we do. Children aged 10 and older are included in the occupancy count. However, there is no additional charge for children aged 2 and under who are sharing a room with an adult.
Unfortunately, we do not hold dates for guests without a deposit. Villa Deluxe operates on a first-come, first-served basis.
The final payment is due 30-60 days before the arrival date. For Thanksgiving, Christmas, and New Year bookings, the final payment is due 60 days prior to arrival. Please note that we do not allow outstanding balances to be paid upon arrival at the villa.
Our villa is located in the beautiful Discovery Bay, St. Ann, Jamaica. You’ll be perfectly situated to enjoy the area’s stunning scenery and vibrant local culture, with easy access to one of the best beaches in the region.

Yes, we do accept credit cards. We accept MasterCard and Visa, but we do not accept American Express cards.

Our cancellation policy is outlined in our Terms & Conditions. For cancellations made 60 or more days prior to the scheduled arrival date (90 days for Easter and Thanksgiving), a one-time cancellation fee of 5% will be applied. Alternatively, guests have the option to reschedule their vacation dates within 365 days from the cancellation, with full credit applied towards the new reservation. Please note that changes resulting in a shortened stay must still meet our minimum rental requirements, and the new dates are non-refundable.

Cancellations made 60 days or less prior to arrival (or 90 days or less for Easter or Thanksgiving) are non-refundable. Christmas or New Year’s bookings are also non-refundable. In the event that a guest chooses to reschedule, it will be treated as a new booking.

Please note that no refunds will be provided for non-use of any goods or services, or for guests who do not arrive, arrive late, or depart early during the rental period.

We recommend flying into Donald Sangster International Airport in Montego Bay as it is closer to the villa.
Villa Deluxe Paradise is a non-smoking villa. Smoking is permitted outside of the villa on the pool-side terrace, front veranda, and gardens. However, smoking or vaping is not allowed inside the villa or on the bedroom balconies at any time. We kindly request that you refrain from using our dishes as ashtrays, and ashtrays are provided for your convenience.
Yes, our pool area is gated. As a family-friendly villa, we have implemented a gate to ensure the safety of children and to require parental supervision when accessing the pool.
At Villa Deluxe Paradise, we’re all about making your stay as comfortable as possible. For your convenience, we offer guest laundry service at $25 per 10 lb load. As a special perk, guests staying with us for 7 days or more will enjoy one complimentary wash load. For stays of less than 7 days, laundry service is available at $25 per 10 lb load.
Villa Deluxe is a secure property with several security measures in place. We have a gated entrance with an automatic gate, ensuring controlled access to the premises. Additionally, we subscribe to a professional security service for added peace of mind. Our villa is equipped with external security cameras to enhance the safety and surveillance of the property. We also have fire extinguishers and interconnected smoke detectors to ensure the safety of our guests.

They handle all aspects of grocery shopping and meal preparation, ensuring delicious and personalized dining experiences. The staff takes care of the cleanliness and maintenance of the villa and grounds, providing fresh towels and linens as needed. If you require personal laundry service, please inquire with your housekeeper, as there may be an additional charge. Our staff members are also knowledgeable and can provide valuable information about local attractions, arrange transportation services, and assist with any special requests you may have.

As your arrival date approaches, we aim to ensure a seamless and enjoyable experience for you and your group. Approximately 60 days before your scheduled arrival, we will provide you with a comprehensive menu for your review. Our chef will reach out to you a month before your arrival to tailor the menu to your preferences, covering Breakfast, lunch, dinner, dessert, snacks, beverages, and bar items throughout your stay.

To facilitate this process, we kindly request that you furnish us with your menu preferences at least two weeks prior to your arrival. If any member of your group has specific food allergies or dietary requirements, please inform us in advance, allowing our staff to make necessary accommodations.

Upon finalizing your menu choices, our Chef or Butler will present you with a detailed bill reflecting the grocery store expenses for the selected items. Once reviewed and confirmed, payment can be settled using any preferred method, including Cash, Credit Card, or Zelle.

Please note that some expenses are not included in your rental cost. These include food, transportation, tours, events, yacht rentals, excursions, and personal incidentals like phone calls. Food expenses can vary based on your preferences. Simple, local meals tend to be more affordable, while multi-course or specialty dishes may cost more. We recommend budgeting an additional $70–$75 USD per person, per day for food (excluding children). This covers breakfast, lunch, dinner, dessert, water, and juices (such as orange, pineapple, and fruit punch).
No, we do not. Villa Deluxe Paradise Vacation Home only rents to one group at a time. We do not rent individual rooms, and we will never share the villa, amenities, or grounds with people outside of your rental group. You will have exclusive use of the entire property during your stay.

Yes, we do! We can accommodate events for groups of 20-25 people. For any guests attending the event beyond the 10 staying at the villa, there’s an additional charge of $35 per person. We also have a one-time event fee of $500, and if needed, we charge for extra staff to ensure your event runs smoothly.
