What are your check-in and check-out times?

Our standard check-in time is at or after 3 pm, allowing sufficient time for our staff to prepare the villa for your arrival. Check-out time is at or before 11 am to accommodate the necessary cleaning and preparations for our next guests.

What are the payment requirements?

To secure your reservation, a 30% deposit is required for dates in both the Low and High Seasons. The final payment is due 60 days prior to your arrival at the villa. We offer convenient payment options through our website, Zelle, and bank transfers.

Please note that the deposit is non-refundable in the event of a cancellation within 60 days prior to your scheduled arrival. It is important to make the final payment by the specified due date to ensure your reservation is confirmed.

Cancellation/Reservation Change Requests and Refunds:

Cancellations made within 60 days prior to the scheduled occupancy are not eligible for refunds. However, for cancellations made 61 or more days prior to the scheduled occupancy, we will refund all deposits, with a 20% cancellation fee deducted.

During Holiday periods, such as Christmas & New Years, cancellations made within 120 days prior to the scheduled occupancy do not qualify for refunds. Nevertheless, for cancellations made 121 or more days prior to the scheduled occupancy, we will refund all deposits, less a 30% cancellation fee.

For Holiday periods like Easter & Thanksgiving, cancellations made within 90 days prior to the scheduled occupancy do not qualify for refunds. However, for cancellations made 91 or more days prior to the scheduled occupancy, we will refund all deposits, with a 30% cancellation fee deducted.

In the case of reservation change requests, we will make every effort to accommodate your request. However, please note that we cannot guarantee that such requests will be met.

What options are available for ground transportation and car rentals?

We offer a range of transportation options to cater to your needs during your stay. Here are the details:

Option 1: Round Trip Airport Transfers
The cost of round trip airport transfers may vary depending on the number of passengers and the location of your villa in Jamaica. Please contact us for specific pricing details. The transfers include transportation to and from the airport, ensuring a seamless arrival and departure experience.

Option 2: Car Rentals
If you prefer the flexibility of having your own vehicle, we can assist you with car rentals. The rates for car rentals are subject to GCT tax, insurance, and liability deposits, which are included in our transfers and weekly van & driver services. It’s important to note that in Jamaica, driving is on the left side of the road.

Option 3: Van & Driver Service
Our highly recommended daily or weekly Van & Driver service provides a hassle-free and convenient transportation solution. This service offers excellent value for groups and ensures a stress-free experience throughout your stay.

Transportation Options:

Passenger Van with Driver: This option includes a spacious van with a driver and 1 full tank of gas. The cost is $250 per day for 8-10 people with luggage.
Round Trip Transfers: If you prefer transfers to and from the airport only, we offer the following options:
1. Sangster International Airport in Montego Bay to the villa: $400 for 8-10 people with luggage.
2. Norman Manley International Airport in Kingston to the villa: $800 for 8-10 people with luggage. Please note that this price includes highway tolls to and from the airport.

Additional Services:

Vans with handicap lifts are available for guests with special needs.
Handicap airport transfers can be arranged.
Baby cribs and car seats are available for rent at an additional price. Please inquire for more information.

How far is the beach from the villa?

The beach is approximately a 10-minute drive or a 15-20 minute walk from the villa. As our guests, you will have complimentary beach access through our membership to Puerto Seco Beach Park, which is considered the best beach in the area.

This is because villa vacations revolve around personalized attention and service. Do you prefer breakfast at noon? No problem. Would you like to have a pool all to yourself? To lounge in your own private tropical garden? A private villa vacation can provide you with privacy, the flexibility to set your own schedule, genuine relaxation, and the opportunity to experience true Jamaican hospitality and service.

What is the minimum night stay?

Villa Deluxe Vacation Homes requires a minimum stay of 3 nights year-round. Shorter stays may be available upon request. During the Christmas/New Year’s holiday period, the minimum stay is 7 nights or one week.

Do you charge for children?

Yes, we do. Children aged 10 and older are included in the occupancy count. However, there is no additional charge for children aged 2 and under who are sharing a room with an adult.

Do you hold dates for guests?

Unfortunately, we do not hold dates for guests without a deposit. Villa Deluxe operates on a first-come, first-served basis.

When is the final payment due?

The final payment is due 30-60 days before the arrival date. For Thanksgiving, Christmas, and New Year bookings, the final payment is due 60 days prior to arrival. Please note that we do not allow outstanding balances to be paid upon arrival at the villa.

We are located in Discovery Bay, St. Ann.

Do you accept credit cards?

Yes, we do accept credit cards. We accept MasterCard and Visa, but we do not accept American Express cards.

What is your cancellation policy?

Our cancellation policy is outlined in our Terms & Conditions. For cancellations made 60 or more days prior to the scheduled arrival date (90 days for Easter and Thanksgiving), a one-time cancellation fee of 5% will be applied. Alternatively, guests have the option to reschedule their vacation dates within 365 days from the cancellation, with full credit applied towards the new reservation. Please note that changes resulting in a shortened stay must still meet our minimum rental requirements, and the new dates are non-refundable.

Cancellations made 60 days or less prior to arrival (or 90 days or less for Easter or Thanksgiving) are non-refundable. Christmas or New Year’s bookings are also non-refundable. In the event that a guest chooses to reschedule, it will be treated as a new booking.

Please note that no refunds will be provided for non-use of any goods or services, or for guests who do not arrive, arrive late, or depart early during the rental period.

Which airport do you recommend we fly into?

We recommend flying into Donald Sangster International Airport in Montego Bay as it is closer to the villa.

Is smoking allowed in the villa?

Villa Deluxe Paradise is a non-smoking villa. Smoking is permitted outside of the villa on the pool-side terrace, front veranda, and gardens. However, smoking or vaping is not allowed inside the villa or on the bedroom balconies at any time. We kindly request that you refrain from using our dishes as ashtrays, and ashtrays are provided for your convenience.

Is the pool area gated?

Yes, our pool area is gated. As a family-friendly villa, we have implemented a gate to ensure the safety of children and to require parental supervision when accessing the pool.

Is laundry service available?

Guest laundry service is available at a cost of $25 per 10 lb load. Guests who have booked a stay of 7 days or more will receive one complimentary wash load. What security features do you have in place at the villa? Villa Deluxe is a secure property with several security measures in place. We have a gated entrance with an automatic gate, ensuring controlled access to the premises. Additionally, we subscribe to a professional security service for added peace of mind. Our villa is equipped with external security cameras to enhance the safety and surveillance of the property. We also have fire extinguishers and interconnected smoke detectors to ensure the safety of our guests.

What services does the staff provide?

Our dedicated staff is committed to making your stay as comfortable and enjoyable as possible. They handle all aspects of grocery shopping and meal preparation, ensuring delicious and personalized dining experiences. The staff takes care of the cleanliness and maintenance of the villa and grounds, providing fresh towels and linens as needed. If you require personal laundry service, please inquire with your housekeeper, as there may be an additional charge. Our staff members are also knowledgeable and can provide valuable information about local attractions, arrange transportation services, and assist with any special requests you may have.

How is meal preparation and grocery shopping handled?

Approximately 60 days prior to your arrival, we will send you a preliminary grocery/menu planner. This planner will help you customize your dining preferences and select items for the staff to pre-stock, including your first night dinner, first breakfast, snacks, beverages, and bar items. We kindly request that you provide us with this information at least two weeks before your arrival. If anyone in your group has food allergies or special dietary needs, please inform us in advance so that the staff can accommodate your requirements. The staff will present you with a bill from the grocery store for the items you have selected. For the remainder of your stay, you can communicate directly with the staff for your meal requests, beverages, and other culinary needs.

What additional costs should we plan for?

Please note that certain expenses are not included in the cost of your rental. These include food, transportation, tours and excursions, and incidentals such as phone calls. The cost of food can vary depending on individual preferences and quantities. Simple meals with local ingredients can be more affordable, while elaborate multi-course meals or specialty items may incur higher costs. On average, an estimated range of $60 – $65 USD per person per day (excluding children) can give you an idea of food expenses. It’s important to keep in mind that food costs in Jamaica, like anywhere else, can fluctuate.

Do we share the villa with anyone else?

No, we do not. Villa Deluxe Paradise Vacation Home only rents to one group at a time. We do not rent individual rooms, and we will never share the villa, amenities, or grounds with people outside of your rental group. You will have exclusive use of the entire property during your stay. $100 per day per person for food. And other food related FAQ

Our company becomes your tenant under a company lease agreement and we provide the following benefits :

- The property is inspected by our cleaning team weekly as a minimum.

2. We manage the property as short term lets on your behalf

On this option we market your property in the same way as option 1, however the key differences are : The return varies from month to month and could be higher than the guaranteed rent amount.
